THE MODEL

No Cost to the Association

Your association pays nothing. All program charges are the responsibility of the delinquent owner.

Program Charges

(per account, over 90 days)

Flat HOA 48 program charges added to the delinquent owner's balance—not billed to your association.

Payment-Plan Charges

(only if an owner elects a plan)

Clearly disclosed payment plan charges the owner agrees are reasonable and will be paid as part of their payment plan.

Management Company Administrative Fee

Includes a management fee for constant account collaboration.

We do not bill our flat program charges and costs up front—so the Association pays us nothing until the owner resolves the account. And if the file must go to the Association's attorney, we still give you a generous grace period before our invoice is due, giving your attorney time to recover our charges and costs directly from the owner and keeping the Association's out-of-pocket risk to a minimum.

HOW IT WORKS

The Owner Pays, Not the Association

Our unique model shifts all program costs to the delinquent owner.

Owner-Paid Program Charges

All program charges are added to the delinquent owner's balance. These fees cover:

  • Account validation and compliance verification
  • Multi-channel communication outreach
  • Payment plan administration
  • Documentation and audit trail generation
  • Regular status updates for the association
  • Exhibit A preparation for unresolved accounts

When the owner pays, the fees are included in their payment. Your association receives 100% of the assessments owed.

PRICING QUESTIONS

Frequently Asked Questions

Common questions about our pricing model and financial terms.

?

What if the owner never pays?

If the account doesn't resolve during the 90-day program, the owner's balance (including program fees) transfers to whatever collection or legal action the Board pursues. The association is never responsible for program charges.

?

How are payments distributed?

When an owner pays, funds are distributed according to the account ledger. Your association receives 100% of the assessments and late fees owed. Program charges are retained by HOA 48.

?

What about payment plans?

Owners on payment plans make regular installments that cover their total balance, including program fees. Your association receives assessment payments as they're collected.
